Luxury, modern and Indian bungalow design

A bungalow begins with decisions about the plot: where the house sits, which way it faces, and what it leaves untouched. We have designed homes since 1996. The luxury bungalows on this page are weekend and family houses in Alibaug and Lonavala, with two more in Ahmedabad and Rajasthan.

The approach is modern in plan and Indian in its reasoning. At Mist View in Lonavala we placed four bungalows one by one on a hillside so each keeps its privacy, planned to Vaastu with south-facing roofs for solar panels. In Bhinmal, two villas for two brothers use thick walls and sheltered courtyards. In Ahmedabad, an east-facing sun terrace takes the morning light and keeps afternoon heat out of the main rooms.

Interiors can be part of the same commission. The Ahmedabad bungalow covered architecture, interiors and landscape as one scope, and the house at Awas, Alibaug, is planned so its rooms open to the outside in several directions. Bungalows in Alibaug

Nikhil Gupta's Bungalow

Awas, Alibaug · 15,000 sq ft

A private bungalow for a client who travels widely and asked for spaces that settle into the landscape. Rooms open to the outside in several directions.

Glass Kitchen

Mandwa, Alibaug · 2014 · 1,500 sq ft

A kitchen, study and relaxation space for a client who is a chef, opposite an existing swimming pool and between four large trees. Operable glass panels open the room to the garden.

Bungalows in Lonavala

Two projects in Lonavala: four hillside bungalows near Tungarli Lake, and an annexe to a 70,000 sq ft Art Deco estate.

Mist View Bungalows

Lonavala, Maharashtra · 2010 · 15,000 sq ft

Four bungalows on a 25,000 sq ft hillside plot at 2,200 feet, near Tungarli Lake. Each has large terraces, four bedrooms, a kitchen and servants’ quarters, and is designed to Vaastu principles with south-facing roofs for solar panels.

Mariwala Estate Annexe

Lonavala, Maharashtra · 2016 · 12,000 sq ft

A clubhouse, cantilever lap pool, staff quarters and a redesigned landscape added to a 70,000 sq ft Art Deco estate. The existing structure was strengthened and its character kept.

Bungalow in Ahmedabad

Ahmedabad · 2014 · 3,000 sq ft

A four-bedroom bungalow on a 6,500 sq ft plot. Architecture, interiors and landscape were one scope, with a large east-facing sun terrace that takes the morning light and shields the main rooms from afternoon heat.

Bhandari House

Bhinmal, Rajasthan · 2013 · 8,000 sq ft

Two identical four-bedroom villas for two brothers, drawing on the region’s thick walls, sheltered courtyards and carefully placed openings, with a family area at each level.

Questions about building a bungalow

What does working with an architect on a bungalow involve?

It starts with a conversation, with no preparation needed and no commitment. We listen to what you want to build and what you are working with, and if it is a fit we send a fee proposal. The project then moves through five phases: Discovery, Concept Design, Design Development, Technical Documentation and Site Supervision. Each has clear deliverables and your sign-off before we proceed.

How long does a bungalow take from first meeting to completion?

As a rough guide, design and documentation take four to eight months, and construction of a new bungalow takes twelve to eighteen. It depends on scale and complexity. We give you a realistic timeline at the start, not an optimistic one. Approvals, contractor availability and client sign-offs are the most common variables.

How are your fees set for a bungalow?

The fee is a percentage of the construction cost, set by the kind of project, and it is fixed in a signed Letter of Appointment before any work begins. Payment is staged against approved milestones, so you pay for work that has been done and signed off. The fees page explains the structure and has an estimator for an indicative range.

Do you design weekend homes outside Mumbai?

Yes. The projects on this page are in Alibaug, Lonavala, Ahmedabad and Bhinmal, and the studio has worked from Srinagar to Thrissur. The studio is in Navi Mumbai, but distance has not been a constraint when the project is right. We visit the site at the start and make regular site visits during construction.

Can you design the house and leave the construction to us?

No. We only take on projects we can see through to completion. When one party designs and another supervises, decisions get made on site that contradict the design intent and nobody is accountable for the gap. We stay on the project until handover.
