Luxury Interior Designers in Mumbai

Team Design designs Mumbai interiors as one continuous team, from first conversation to handover. Four of our Mumbai homes, dated 2016 to 2022, and three of our offices are shown below. Every project follows our five-phase design process.

Where our interiors are

The four homes are in Mumbai, between 2,500 and 5,000 sq ft, dated 2016 to 2022. Each project page has the full photographs and the brief. Homes we designed from the plot up are in our residential portfolio.

We also design workplaces. The three Mumbai offices, all dated 2017, have a different brief: reception, boardroom and private cabins rather than living rooms. For banks and larger buildings, see our commercial architecture.

How an architect-led interiors project works

Our five-phase process applies to an interior as it does to a building: Discovery, Concept Design, Design Development, Technical Documentation and Site Supervision. We begin by listening to how you live, what you have loved and disliked in every room you have occupied, and how light moves through the home. Concepts come as sketches, moodboards and material references. We then resolve every room, detail and finish, and show 3D renders and walkthroughs so you can see the home before it is built.

The drawings, schedules and Bill of Quantities that follow are what contractors price from. The same team then visits the site, reviews shop drawings and manages handover. You sign off each phase before the next begins. The full sequence, with deliverables, is on our process page.

What we design

We design the whole interior of a home: the plan, joinery, material and finish schedules, fixtures and the specifications behind them. Our idea of a luxury interior is quiet: warm, restrained materials, controlled light, nothing incidental. The homes in this portfolio are planned around the people who live in them, whether that is a working couple, a family that gathers, or a household that works from home.

As an architecture practice we coordinate structural and MEP engineers and statutory requirements alongside the interior. The studio is led by Tasadduq Kher, Founder & Principal Architect, and Zainab Sarawala, Partner & Head of Design; you can meet the team on our people page. For one room in detail, see our project page for a glass kitchen in Alibaug.

Architect-led interiors, and what they cost

For interiors our fee is 10–12% of the works cost, with a documentation charge and GST added. A 1,200 sq ft apartment interior: on our working assumptions the construction cost is about ₹18.0L to ₹42.0L, our fee is ₹1.8L to ₹5.0L, and the total with the documentation charge and GST is ₹2.3L to ₹6.5L. It is a sense-check, not a quotation; the fees page has the estimator.

An architect-led interior suits you if you want a home designed around how you live, with drawings complete enough for contractors to price and one team supervising the work. If you want a fixed-price package, a package company may suit you better.

Choosing among the top interior designers in Mumbai

If you are comparing the best interior designers in Mumbai, put the same questions to each studio. Who draws the project, and who supervises it on site? Are the drawings complete enough for a contractor to price accurately? How are approvals and payments staged? Can you see homes that have been lived in for years? Several of our project pages say how the home has held up since handover. Payment is staged from the Letter of Appointment through to handover, and the structure is on our fees page.

Questions about working with us on a home

Do you do architecture and interiors together?

Yes. Team Design is an architecture practice, and interior design sits alongside architectural design in what we offer, so a new building and its interiors can be one project. The homes on this page are interiors commissions; our residential architecture is designed from the plot up. In both cases we do not hand drawings to someone else to supervise. We stay on the project until handover.

How does a project begin?

With a free first conversation, with no preparation needed. We listen to how you live and what you want from the home. The first phase, Discovery, usually takes two to four weeks and ends in a site analysis, a written brief and a project timeline. You can start the conversation here.

Do you work on apartments and penthouses?

Yes. Three of the four homes on this page are apartments, between 2,500 and 5,000 sq ft, and our residential portfolio includes a penthouse in Thane. Whatever the home, we start by visiting it and studying its orientation, access and light at different times of day.

How long does an interiors project take?

As a rough guide, design and documentation typically take four to eight months, and a residential interior might take three to four months to build. Every project differs. On our process page the four design phases typically run for 2 to 4, 4 to 6, 6 to 10 and 4 to 6 weeks, followed by site supervision for the length of construction. These figures vary from project to project, and we give a realistic timeline at the start. Approvals, contractor availability and client sign-offs are the most common variables.

Who builds the interior, and who manages the work on site?

A contractor you appoint. We prepare the construction drawings, schedules and Bill of Quantities, run the tender and evaluate shortlisted contractors with you, and you then contract your chosen contractor directly. During construction we make regular site visits, review shop drawings, issue clarifications, keep a snagging list and manage handover.

How are your fees and payments structured?

For interiors our fee is 10–12% of the works cost, with a documentation charge and GST added. It is fixed in the signed Letter of Appointment before work begins. Payment is staged in six steps. The first payment is due when you sign the Letter of Appointment, the next three as each design stage is approved or completed, the fifth when construction begins on site, and the last at handover. The structure is set out on our fees page.

Is an architect-led interior right for me, or would a package company suit me better?

An architect-led interior suits you if you want a home designed around how you live, with drawings complete enough for contractors to price and one team supervising the work. If what you want is a fixed-price package from a catalogue of options, a package company may suit you better, and we would rather tell you that than take on a brief that does not fit.
