How a home project works

Every home we design follows our five-phase process: Discovery, Concept Design, Design Development, Technical Documentation and Site Supervision. It starts with a free first conversation and a visit to the plot, and you sign off each phase before the next begins. The full sequence, with deliverables and durations, is on our process page.

What you receive

Discovery ends in a site analysis, a written brief and a project timeline. Concept Design brings sketches, a moodboard and material references, preliminary plans and sections, and an outline cost estimate. Design Development resolves every room and detail in architectural drawings, interior specifications, 3D renders and walkthroughs, coordinated structural and MEP drawings and the regulatory submission package.

Technical Documentation produces construction drawings for all disciplines, material, finish, door, window and joinery schedules, a Bill of Quantities and tender documents. During Site Supervision you receive regular site inspection reports, shop drawing review, a snagging list and the as-built drawings at handover.

Consultants, contractors and site supervision

As architects we coordinate the structural and MEP engineers alongside the design. If you have not already engaged a structural consultant, we ask you to appoint one during Technical Documentation.

We run the tender and evaluate the shortlisted contractors with you, and you then appoint and contract your chosen contractor directly. During construction we visit the site regularly, review shop drawings, issue clarifications and manage handover. We only take on projects we can see through to completion, so we stay until the house is handed over.

Is this the right fit?

We are likely to suit you if you are building a home from the plot up and want one team to design it and see it through to handover. We do not build the house ourselves: we keep our own list of contractors and are happy to work with one you already have. If you only want drawings and plan to supervise the construction yourself, we are not the right studio, because we take on projects only when we can stay until handover.

What it costs

For a new home our fee is 8–10% of the construction cost. A 3,000 sq ft new home: on our working assumptions the construction cost is about ₹75.0L to ₹1.4 Cr, our fee is ₹6.0L to ₹13.5L, and the total with the documentation charge and GST is ₹7.8L to ₹17.5L. That is a sense-check, not a quotation. The fees page has the estimator.

Which projects belong here

This page covers homes designed from the plot up: weekend bungalows in Lonavala and Alibaug, family villas, penthouses and city apartments. For the bungalows alone, see our luxury bungalow designs. If you are fitting out or renovating an existing home, see home interiors in Mumbai, where we list the Mumbai homes whose interiors we designed.

What the first conversation settles

The first conversation is free, needs no preparation and commits you to nothing. We listen to what you want to build and what you are working with, give you an honest assessment of the brief, and tell you what a proper engagement would look like.

For a new home our fee is 8–10% of the construction cost, with a documentation charge and GST added, and it is agreed in a signed Letter of Appointment. Payment is staged in six steps. The first payment is due when you sign the Letter of Appointment, the next three as each design stage is approved or completed, the fifth when construction begins on site, and the last at handover. The fees page has the full schedule and an estimator.

Questions about commissioning a new home

How does a residential project begin?

With a free first conversation, with no preparation needed. We listen to what you want to build and what you are working with. The first phase, Discovery, usually takes two to four weeks and ends in a site analysis, a written brief and a project timeline. You can start the conversation here.

Who coordinates the structural and MEP engineers?

We do, alongside the architectural design, and we prepare the regulatory submission package. If you have not already engaged a structural consultant, we ask you to appoint one during Technical Documentation. The coordinated drawings are what the contractor prices and builds from.

Who builds the house, and who supervises it?

A contractor you appoint. We run the tender and evaluate the shortlisted contractors with you, and you then contract your chosen contractor directly. During construction we make regular site visits, review shop drawings, issue clarifications, keep a snagging list and manage handover. We only take on projects we can see through to completion, so we stay until the house is handed over.

Do you build the house, or recommend contractors?

We do not build. We design the house, run the tender and supervise the construction. We keep our own list of contractors we know and can recommend, and we are equally happy to work with a contractor you already have or prefer.

How long does a new home take?

As a rough guide, design and documentation take four to eight months, and construction of a new bungalow takes twelve to eighteen. Every project differs. On our process page the four design phases typically run for 2 to 4, 4 to 6, 6 to 10 and 4 to 6 weeks, followed by site supervision for the length of construction. These figures vary from project to project, and we give a realistic timeline at the start. Approvals, contractor availability and client sign-offs are the most common variables.

How are your fees and payments structured?

For a new home our fee is 8–10% of the construction cost, with a documentation charge and GST added, and it is fixed in the signed Letter of Appointment. Payment is staged in six steps. The first payment is due when you sign the Letter of Appointment, the next three as each design stage is approved or completed, the fifth when construction begins on site, and the last at handover. The full schedule, and an estimator for your own project, are on our fees page.

What would a home cost me in architect fees?

A 3,000 sq ft new home: on our working assumptions the construction cost is about ₹75.0L to ₹1.4 Cr, our fee is ₹6.0L to ₹13.5L, and the total with the documentation charge and GST is ₹7.8L to ₹17.5L. This is a sense-check, not a quotation. The estimator on the fees page works out a range for your own size.
